And it is precisely this skill that saves him. Because Dimitar does not carry only his own name – behind him are thousands of people who know him, follow him, and trust him. We have been considering setting up a fund for a long time. Dimitar chose a specific form for this activity, namely a private equity fund. The aim is to set up a special purpose vehicle and purchase a specific plot of land for construction. Each investment will be independent and will have specific parameters and potential returns. The minimum entry is €50,000 in order to reduce the administrative burden and limit the circle of investors. However, the threshold is still low enough to allow more people to participate.
The goal is simple and clear – to create value together and not miss out on market opportunities. The reality is that no single person can participate in every deal, no matter how much experience, access, and ideas they have. Opportunities often exceed available resources. That is why the model is built around combining capital and expertise – when capital is available, Dimitar Kalaydzhiev and his team take over the end-to-end execution of deals.
